Amendment to PLN030204 consisting of an East Garrison Specific Plan Amendment, including modification to Appendix A – East Garrison Pattern Book; Vesting Tentative Map for the Final Phase affecting parcels within the Phase 1, Phase 2 and Phase 3 Final Maps; and an amendment to the approved Combined Development Permit to relocate the Phase 3 Affordable Artspace units to the Town Center, allow compact single family dwelling on the former Artspace parcels, and allow 254 two- to three-story compact homes and rowhouses within the Final Phase. The properties are located south of the intersection of Reservation Road and East Garrison Drive, Marina.
Notes: - $31M in bonds will be posted by Century at the County to ensure that the Retail / Commercial and the CHISPA Artist live/work lofts gets built. - Infrastructure costs for Phase 4 build out are paid by Century Communities

(Note: this public hearing does not cover the Historic District buildings which are not related to Century Communities)

 Parking study analysis starts is at minute 15 - 30 of the same 6/27/23 recording The Study's conclusion is that residential parking supply exceeds the Specific Plan for 50% and Town Center parking supply exceeds best practice by 25%
2023 Revised Plan calls for 333 own Center parkin spaces which the exceeds 250 min. (Does not include the 150 marked parking spaces on Ord Ave.)
The Study contains recommendations that are not related to Phase 4. Recommendations are to develop overflow parking at the locations shown below which are owned by the County.
